Checklist for Home Loans

Proof of employment
  • Employment certificate on company letter head with HR seal & sign on it.
  • Some banks may also ask you to furnish company id card
Proof of the income
  • For salaried people bank statement for last 6 months on a bank letter head.
  • For salaried people last two month’s payslip.
  • Last 2 year form 16 as well as IT acknowledgement. Some banks (like SBI) also needs income tax receipts.
  • Company letter of appointment.
  • In-case if two people are applying for home loan together then a similar set of documents will be needed for the co-applicant.
Proof of residence(any of the below)
  • Ration card / Passport / Rent agreement / Bank Statement / Company HR letter.
Proof of age (any of the below)
  • Voter's ID / passport / PAN card / Ration card / Birth certificate
Name Change Proof (in-case if it is applicable) 
·         copy of the gazette b officer
·         newspaper  copy ad of the name change
·          Marriage certificate
·           
Government Valuation & rating system
·           A copy stating latest Government or Ratings Valuation has to be provided. Based on the age and value indicated in combination with the home loan amount required, the Bank may need a registered valuation and your Banker will advise you for the same.

Builder’s documents + Other’s Misc documents
  • Copy of the sale agreement
  • Copy of Tripartite agreement from builder/developer
  • Copy of land documents
  • certificate from builder's CA stating that builder hasn’t done mortgaging of the property to others.
  • Receipt copies of payment being made to developer/builder.
  • Assets and liability statement of loan applicant.
  • Copy of allotment letter of allotment.
  • Copy of mortgage deed in-case bank goes for a registered mortgage.
  • NOC from the developer/society/development authority.
  • In-case of self-construction approved plans as well as clearance certificates is needed.
