  3. Proper sarjapura ..confident Rigel Althena ...Quiet impressive look ..1353 sqft...can u pls tell me what is the current rate per sqft in that area??..pls guide me Reg this.....

  4. 1353 sft is plot or total built up area?

    From Confident Rigel EC and other major IT parks are little far:
    EC phase 1: 25kms
    EC phase 2: 20kms
    Whitefield: 19kms
    Outer Ring Road: 15kms

    But the biggest plus is proposed Infosys campus which is hardly 5 kms... or may be less.

    This is area may not be livable today but incase you have a buffer of 5+ years then this will indeed give you very good return.
    Assuming 1353 is plot area then the price at which you are getting an independent house is very less.

    Over all very good area from investment purpose for the time being.... however livability has to take a back seat for now.

It's an apartment ...Today I went and saw the apartment ...Out of 64 ,44 apartments are occupied....villas also available....What abt info sys campus???..is really coming in that area???...people told azim premji university too is going to come....villas are 65 to 70 lakhs which I felt it's too pricy...thanks for ur guidance....

    I am planning to buy a plot near BIAL. Recently heard about 'ozone urbana' near BIAL. They are quoting 2500 Rs/sqft. Is this good price to buy? What are the appreciation prospects of this property?. Can you suggest some other good options in area which are decenlty priced and have good appreciation prospects.

    1. Kengeri is being developed as Satellite town. Thats indeed a catchment area but one need to hold it for long term... atleast 3-5 years.
      Other catchment area is real-estate development happening around NICE road.

    is investing in BEML layout near budigere crooss(near Mandur village) is good? Currently it is near old madras road, hoskote and near proposed tech parks near BIAL

    1. This is indeed upcoming area. Given that Mundur dump yard is stopped there is no reason why not to go for it. This area has already witnessed many biggies in the vicinity: Pruksa Silvana, G R Sun Villas, Prestige Tranquality, Brigade Exotica, Brigade Golden Triangle, Signature Dreams.
